Upfront and Transparent

  • Full Transparency: Our service stands out from the others because we provide detailed and itemised breakdowns of the costs of a project. This allows our clients to better understand where their money goes and discuss where to save on costs.
  • Realistic Pricing: The lowest price doesn’t mean the best value, we don’t underquote with subpar options. Instead, we focus on the requirements of our clients based on the quality of build that they desire and the material to achieve the result.
  • Free Quotes: We quote free of charge, no upfront payments necessary. We only charge after we receive a clients acceptance to commence on the project.

Our Building Process

  • Architecting the Build: To start a residential build we refer our clients to an architect to perform the initial designs and approvals. This allows our clients to design their desired home with their final vision that we go on to build.
  • Milestones: Building occurs in multiple stages from the original designs, council and development application (DA) approvals, building approval, and more. We support our clients through each stage of the building process and keep them informed throughout.
  • Formal Quote: Once we receive all the approvals we send a formal quote through email. We allow clients to step through it and then meet in person to discuss the project in depth and answer any burning questions.

Variations and Risk Management

  • Right from the Start: We never mislead clients into lowball costs that force them to make poor initial choices. Instead we give realistic estimates for the costs upfront such as tiling, appliances, plumbing, etc.
  • Avoiding Future Variations: We always aim to minimise variations, hence why we provide accurate breakdowns upfront to our clients. We do this as we know our clients work towards budgets and sometimes borrow at their financial capacity.
  • Unforeseen Price Rises: Material costs rise out of our control but we provide contingency planning upfront to make our clients aware and explain the process. We provision it within the project budget to account for these rare situations.

  • What approvals do I need before building a new home?

    Development approval is required which includes both planning and building consent. There are specific situations where minor works may qualify as “accepted development” requiring only building consent but all criteria must be met.

  • How long does the council approval process take?

    As a rough estimate and based on our experiences, planning consent can take up to 4-6 weeks, building consent around 1-2 weeks and final development approval another 1-2 weeks. These estimates are subject to change based on the different requirements of each build.

  • What building rules and codes apply to new homes?

    New homes must adhere to the Building Code of Australia (BCA), along with state-level variations and Ministerial Building Standards under the Planning, Development and Infrastructure Act.

  • Are there new energy efficiency or livable housing requirements?

    As from 1st October 2024, newly built homes must meet a minimum energy efficiency rating of 7-stars and silver level liveable housing design standards under NCC 2022. Click here to read more about it from PlanSA.

  • Is new land being released for residential builds?

    As per the Department for Housing and Urban Development (DHUD), the State Government in South Australia is supporting the construction of over 25,000 new homes and investing in supporting infrastructure.

  • What steps are involved in building a new home?

    There is no exact blueprint for every new home, however, the most common steps involved in our experience are the following. Buying land, securing finance, obtaining the appropriate approvals, choosing designs and finishes, finalising contracts, construction, inspections and handover. At NDK Constructions, we ensure you are well-informed every step of the way that we are involved.
